Most of what goes wrong on a renovation is not the carpentry. It is the gap between two trades nobody owns — the electrician who came before the framing was ready, the inspection nobody booked, the change that never reached the person holding the drawings.
Acting as your general contractor means those gaps are ours. We hold the license, pull the permits, schedule the trades in the order the work actually needs, and stand in front of the inspector. You have one number to call and one person answerable for the result.
What we carry
- Permits and the inspection schedule, filed and attended
- Trade scheduling and coordination, in build order
- Site supervision while the work is live
- Materials ordering and delivery timing
- Written estimates and change orders before the work happens, not after
- Final walkthrough and punch list until you sign it off
We are a Virginia Class A contractor. Work requiring a separate license — surveying, and any structural engineering stamp — is placed with a licensed professional and coordinated by us.

Who pulls the permits and deals with the inspector?
We do. We hold the license, file the permits, book the inspections, and stand in front of the inspector ourselves.
How are changes handled once the work has started?
As a written change order, agreed before that work happens. Nothing appears on an invoice at the end that you have not already seen and approved.
Is there anything you do not carry yourself?
Work that needs a separate license from ours. Surveying, and any structural engineering stamp, go to a licensed professional. We place that work and coordinate it, so it is still one number to call.
